Luna, Wembley Park

Set within Wembley Park, recently named one of The Sunday Times’ ‘Best Places to Live 2025’, Luna adds 282 new apartments to Quintain’s growing Build-to-Rent portfolio of over 3,900 homes in the area. A unique design for Luna was inspired by the sunsets of London. The scheme comprises two distinctive towers, one rising to 21 storeys and the other to 9. It forms part of a broader initiative to transform the area into a vibrant neighbourhood, integrating residential, commercial, and landscaped public spaces.

Offering a range of tenures, Luna includes studio to three-bedroom apartments tailored for urban living. Residents benefit from a suite of shared amenities, including a podium garden, co-working areas, a fully equipped gym, a communal terrace, and a distinctive events space. The architectural approach combines clean lines with efficient construction, incorporating over 1,800 prefabricated façade panels and more than 900 modular bathroom pods, all requiring close coordination to meet fire safety and regulatory standards.

Our team provided full fire safety engineering support across all project stages. This included early-stage design input, detailed fire strategy development, and on-site inspection during construction. Given the height and complexity of the development, particularly the 64m tower, a performance-based strategy was adopted in line with current regulations and enhanced life safety expectations.

A fire strategy was developed in collaboration with the London Fire Brigade and other approving authorities. This made it possible to implement solutions that exceeded standard codes, meeting both the design goals and long-term operational needs. Key fire safety measures included a dual-shaft mechanical smoke ventilation system in the tower, a comprehensive sprinkler strategy, evacuation and firefighting lifts, and a BS 8629-compliant alert system for phased evacuation management.

As part of a Fire Risk Appraisal of External Walls (FRAEW) commissioned by the client, the external wall systems were evaluated under PAS 9980 guidelines. The outcome was classified as low risk, with an EWS1 rating of Option A1, confirming no remedial action was necessary.

Additionally, our team conducted passive fire protection inspections during construction, verifying the installation of fire-stopping, fire doors, and service penetrations to ensure effective compartmentation and compliance with relevant standards.

Since its opening, Luna received positive responses, marked by high resident uptake and consistently positive feedback. The project’s success results from close collaboration between our team and key stakeholders, including Quintain Living, John Sisk & Son, architects Haworth Tompkins, and Campbell Reith Structural Engineers.
